Ø The house was just appraised, why do I need a home inspection? The appraiser works for the mortgage company
not for you. The appraiser assures the mortgage co. of the value of the property. It is not a reflection of the condition
of the home. The home inspector works for you. The inspection may uncover problems with the condition of house that could
cost thousands of dollars to repair.

on your satisfaction. I do not have a financial interest in the condition of the home. This allows me to be more open minded about the condition. It
is important to learn as much as you can about the house and property before you purchase it. Having an inspection will help
minimize the unwanted surprises after you move in.
Ø Home repairs can be costly, some homeowners just let things go until they're about to fall apart. Others
take a little knowledge and head to the big orange store to get some "stuff" so they can try and fix it themselves. Do it
yourself repairs are fine, if done correctly. They can be very dangerous if done wrong! (On most days I prefer NOT to be electrocuted
while making my coffee!) All the systems checked will be evaluated for safety as well as function.
Ø The major components of a home will wear out over time. An inspection can reveal if the component is working
as intended or if it needs service or replacement. Although it is not possible for me to tell you when something is going
to breakdown, often by looking at dates of manufacture and the condition of a component, I can let you know if something is
nearing the end of its useful service life. With this knowledge, you'll have a better idea of any repairs that may need to
be done or any components that may need to be replaced soon.
Ø What if my house fails the Inspection? The house can not fail a home inspection nor can it pass. The inspection
reports the condition of the home. If the house is missing its roof, than it's a house without a roof. This might be helpful
information if you prefer your house to have a roof. By knowing the condition of the home, you can make an informed decision
and that can minimize unpleasant surprises that may appear after you purchase the house.
